Matthew Stevens Mortgage Team – Should I get a house for Christmas or wait for tax returns?

Christmas is definitely in the air, and as much as the world has changed in the last year, one thing is the same.

People want to be home for Christmas…

“I’ll Be Home for Christmas” is one of the most popular Christmas songs in our country, and despite hearing it thousands of times, for those of us who are disconnected from loved ones, it still brings a tear to our eye.

As much as nostalgia and hope and desire play major roles in our purchases, we want to be wise in the way we spend money.

So there’s a burning question that many people start to ask about this time, “Should I buy a home in December, or wait for tax returns?”

There’s not a bad option here, realistically homeownership is one of the smartest decisions any family can make.

But is one of them smarter than the other? Yes – I would say yes.

Tax return time brings a fresh rush of buyers into the real estate market, and as hot as the market is right now, the last thing you need is competition trying to buy your house.

So yes, I believe Christmas time and even early January is a great time to purchase. As much as you might dream about spending Christmas at your new home, there are plenty of people who truly do not want to spend Christmas in the home they are in.

Especially as a first-time buyer, this is a good opportunity for you to take advantage of their desires and strike while the iron is hot.

There have also been new lending products come available recently…

Non-forgivable down payment assistance is now available through our team at Ross Mortgage. Non-forgivable may sound cold-hearted, but it’s actually superior to forgivable financing, in my opinion.

It means anytime you want to upgrade your home or sell, you can do it without waiting for your down payment assistance to be “forgiven.” And, of course, it’s never forgiven until you’ve paid a lot on it.

Also, all the counties outside of Warren County qualify for USDA Zero Dollars Down, so realistically, if you buy a home now and close early in December, there’s a chance you will not make a housing payment in December – or January.

Talk about a Christmas miracle!
